Seller: FlatWitness is operated by Bhindi Labs Pte. Ltd. (UEN 202525565H), Singapore. Payments are processed by Stripe; your card statement shows LAUKI* FLATWITNESS.

Service: we make a condition report (PDF) from photos and video you provide. We describe what is visible in your footage. We do not visit the property, we do not inspect hidden defects, and we do not value damage.

Not legal advice: the report is a factual record, not legal advice, a legal opinion or an expert valuation. We don't represent you and we don't contact your landlord, agent or any authority. We are not affiliated with DLD, RERA, the Rental Dispute Centre, Ejari or DEWA.

Your footage: you confirm you are allowed to film the property and that the footage is yours. Capture times in the report come from your files' own metadata; we don't alter your original files.

Delivery: within 24 hours of a complete upload, on your private order page. Refunds: see the refund policy.

Liability: to the extent the law allows, our liability is limited to the amount you paid for the report.
